There are three factors that will negatively impact on the ease of the sale and the eventual price you end up achieving.

Selling your home can be a demanding process, and too often sellers focus on one area of improvement, rather than a broad-based approach. The informed seller needs listen to the experts, and embrace the entire strategy – from marketing tactics, to home improvements, presentation and pricing strategy.

 

The pricing strategy is not right - Putting a dollar value on your house can be difficult, particularly when your home contains so many happy memories. Sellers can fall into the trap of wanting a high price quoted to the buying public to hopefully achieve a better sale –You then attract buyers that feel they can buy better than your property at the price quoted and the buyers that should inspect never turn up.

 

Photography & Marketing material - Utilising good photography and marketing material to promote your home is a key part of the sales process, with time-poor buyers often researching online before putting in the legwork to attend an inspection. Make sure the photographs taken of your home are top-notch. Spend that bit extra on marketing to attract buyers, and you will drive up competition for your sale.

 

Presentation matters – Unless your buyer is a builder or a seasoned investor, they are unlikely to be able to walk into a home with cracked ceilings and damaged floorboards, and have any idea how much repairs would cost. Make it easy for your buyers – present your house as “ready to move in”, to take away the guesswork and reduce the likelihood of buyers walking away.
