Thinking of selling your house?
Here’s Your Property Sale Preparation Checklist.

Timing of when to sell
There are some important points you may wish to consider when thinking about when to sell your property. Traditionally the two busiest times of the year in the property market are Spring, as the weather improves, and Autumn leading up the June long weekend. As buyer demand remains relatively constant during the year many choose to take advantage of the quieter times of the year when there is less competition. The time required to sell property will typically vary between two and four weeks and prior to placing your property on the market, allow an additional two weeks to prepare both the property and the marketing material. -
Getting the property ready for sale
Get the property detailed thoroughly to maximise appeal. A few hundred dollars spent on basic property maintenance by a qualified tradesman (ie. cracking) will increase the saleability and more than likely increase the sale price achieved.

Enhance the styling of your property
A property stylist can improve the appeal of your property by enhancing its appearance. This helps in obtaining a higher sale price. For vacant properties, we would also recommend the use of hire decorator furniture for the period of the sale.

Obtain a building and pest inspection report
This allows you to have necessary repair work done prior to sale. A 100% clear report can be used as a selling feature for buyers.

Make a note of the Chattels
That is, everything that will be included in the sale and remaining at the property at settlement. Standard items include light fittings, floor coverings & window furnishings. Exclusions from the sale should be noted in the contract for sale.

Obtain a land & building survey
It is advisable to have a survey of the land and buildings available if required when selling a property to ensure that the property boundries are correct.

Prepare the Contract for Sale
This can be don by your solicitor or conveyancer with all the essential terms and conditions as early in the sale process as possible.

Obtain a certificate of compliance (if applicable)
If you have recently undertaken major building works it is important to obtain this certificate from the local council.

Check any lease expiry details (if applicable)
If there is a current lease, check the expiry date and termination requirements and advise your solicitor, your property manager and the tennants.
